Apartment Unit Turns, Managed End to End

Maintenance, paint, carpet cleaning, and unit cleaning under one contract. We manage the entire turn, so your team makes one call instead of four.

Days vacant is the only number that matters

A turn is not really a cleaning job. It is a coordination job with a cleaning component, and every day a unit sits between move-out and move-in is rent you do not get back.

Most communities run four vendors to turn a unit: one for maintenance, one for paint, one for carpet, one for the clean. Each is waiting on the one before it, nobody owns the date, and your team spends the week on the phone holding it together.

ECM does all four, and we manage the sequence. You send the make-ready list; we handle maintenance, paint, carpet cleaning, and the final unit clean in order, and hand you back a unit that is ready to show. One vendor, one schedule, one number to call.

Scope

The whole turn, in one contract

Priced per unit by bedroom count and condition. Heavy or damage turns get quoted separately after we see them, never billed as a surprise.

Maintenance

  • Minor cabinet, flooring, and trim touchups
  • Caulking and drywall patch
  • Standard lock changes and re-keys
  • Door, cabinet, and hardware adjustment and replacement
  • HVAC filter replacement
  • Minor light and fixture maintenance
  • Blind repair and replacement

Paint

  • Wall patch, sand, and spot prime
  • Full-coat or touch-up depending on unit condition
  • Ceilings, trim, doors, and closet interiors as scoped
  • Color matching to your standard property palette
  • Color changes quoted separately from same-color repaints

Carpet cleaning

  • Hot-water extraction
  • Spot and stain treatment
  • Pet odor and deodorizing treatment
  • Replacement coordination when cleaning will not save it

Unit cleaning

  • Full unit detail, every room, top to bottom
  • Appliance interiors: oven, refrigerator, dishwasher, microwave
  • Cabinet and drawer interiors and exteriors
  • Bathroom detail, descaling, and sanitizing
  • Interior windows, tracks, sills, and blinds
  • Baseboards, doors, frames, switch plates, and vents
  • Hard floor care and balcony or patio sweep

Send the list and we sequence the whole turn: maintenance, paint, carpet, then clean. Your team never coordinates between trades.

Condition reported same day

If a unit is worse than the inspection said, you hear it that day, with photos, while the lease date can still move.

Unit turn questions

How much does an apartment turn cost?

Turns are priced per unit by bedroom count and condition rather than hourly, so you know the number before the season starts. A standard one-bedroom and a heavy three-bedroom are different prices, and we quote heavy or damage units separately once we have seen them. Ask us for a rate sheet for your property.

Do you really handle the whole turn?

Yes. Maintenance, paint, carpet cleaning, and the unit clean, sequenced by us. That is the entire point. Splitting a turn across four vendors is the most common reason a unit misses its market date, because each one is waiting on the one before it.

How many units can you turn in a day?

It depends on unit size, condition, and how many are ready at once. During peak season we staff up and run multiple units a day. Send us your projected make-ready volume and we will tell you honestly what we can hold.

What if the unit is much worse than expected?

You hear from us that day, with photos, before we do work you did not authorize. Heavy units get requoted rather than absorbed quietly and billed later.

Is a color change priced the same as a repaint?

No, and any vendor quoting them identically is either cutting coats or coming back with a change order. A color change needs full coverage and often two coats. We price them separately and tell you which one your unit actually needs.
