Three buildings, three different jobs
A tech office, a flex building, and a distribution warehouse get quoted as if they were the same square footage problem. They are not. An office is a detail job with a lot of glass and a lot of restrooms. A warehouse is a floor job with dust nobody accounts for. Flex is both, split unevenly, and the split changes when the tenant does.
ECM scopes each building for what it actually is, then writes it down, so you can hold us to it and compare it honestly against another bid.

Questions from facility managers
Do you clean after hours?
Almost always, for office and tech buildings. Warehouse and industrial work often runs around shift schedules instead. We will work whatever window keeps your building usable and your people out of our way.
Can you handle a building with badge access or security requirements?
Yes. Our people are employees rather than day labor, and we work to your security procedure. Badging, escorts, key control, or restricted-area protocols. Tell us the requirement during the walkthrough.
Do you service tenant improvements between leases?
Yes. TI final cleans are one of our most common jobs. See post-construction cleaning. If we already hold the janitorial contract for the building, the TI clean rolls onto the same account.
