Nightly janitorial keeps a building clean. This is the work that keeps it from looking tired: the entry concrete carrying three winters of ice melt, the lot still full of traction gravel in April, the glass nobody has touched since spring, the hallway that has lost its shine.

These services run on their own schedule. Some clients book them quarterly or annually alongside a janitorial contract; others call us once for a property about to go on the market or an inspection that is coming up. Either is fine.

Floor care

Strip, wax, and refinishing

VCT, terrazzo, sealed concrete, tile and grout, and LVT. Done after hours so the space is walkable when your people arrive.

  • Full removal of old finish down to the tile
  • Neutralize, rinse, and dry
  • Four to six coats of commercial floor finish
  • Burnish to the sheen level you want

FAQs

Exterior and floor questions

How often should a parking lot be swept?

It depends on the property. Sites with heavy traffic, food tenants, or active construction next door need it more often than a quiet office park. Colorado adds two seasonal spikes worth planning around: sand and gravel left over after winter, and leaf load in the fall.

How often should commercial floors be stripped and waxed?

For most commercial buildings, a full strip and wax once or twice a year with scrub-and-recoats in between. High-traffic entries and corridors may need more; low-traffic back-of-house often needs less. We would rather put you on a recoat rotation that keeps the finish alive than sell you a full strip you do not need yet.

Can pressure washing be done in Colorado winters?

Sometimes, and it depends on temperature and what we are washing. Freezing surfaces and runoff are real constraints. We will give you an honest read on whether to do it now or schedule it for the first reliable thaw, and ice melt staining actually comes off better once the season is over.

Do I need a janitorial contract to book these?

No. These are standalone services and plenty of clients use us only for floor care, sweeping, or an annual window clean. They also add cleanly onto an existing janitorial scope if you would rather have it all on one invoice.
