Working with ECM
How fast can we get a bid?
Within 48 hours of the walkthrough for most projects. If drawings are still moving or the scope is unusually large, we will give you a date up front and hold it.
Are your employees temp laborers?
No. Our employees are all W2 employees. They are well trained and have been at ECM for an average of 11 years, which is why the crew in your building tends to be the same faces month after month.
Are you bonded and insured?
Yes. We carry a strong safety record with an excellent EMR, we are fully insured and bondable on request, and certificates go to your team before we mobilize. Additional insured endorsements are routine.
Do you take one-time jobs, or only contracts?
Both. A single final clean is a perfectly good reason to call, and plenty of our long-running recurring accounts started as one.
How do you price work?
By scope, not by a flat per-square-foot rate. A warehouse shell and a finished clinic are not the same job at the same size. You get a written scope with add/alts laid out, so you can compare our bid line by line against anyone else’s.
Can you handle multiple properties or projects?
Yes. We run several buildings for the same property or asset manager. Each property gets its own agreement and its own scope, with the same team and the same point of contact across all of them.
Coverage and scheduling
Where do you work?
The Colorado Front Range, Denver, Boulder, Broomfield, Westminster, Arvada, Thornton, Longmont, Louisville, Lafayette, Superior, Erie, Fort Collins, Loveland, Greeley, Castle Rock, and Colorado Springs. If you are outside that footprint, call anyway and we will tell you honestly whether we are the right fit.
Do you clean after hours?
Usually. Most office and medical accounts run after the building empties; schools and recreation centers need a mix of overnight and staged daytime work. We build the schedule around keeping your building usable.
How fast can you mobilize?
For most Front Range projects, within a few days of an executed contract. For tight closeout deadlines, call. We have put crews on site the next morning more than once.
Scope questions
What is the difference between a rough, final, and puff clean?
A rough clean happens during construction to clear debris and keep trades moving. A final clean happens after trades are out and makes the space presentable for the owner walk. A puff clean is the pass between that walk and turnover: glass, fingerprints, and anything disturbed by punch work. See post-construction cleaning.
Do you handle punch list work as well as cleaning?
Yes. Minor cabinet, flooring, and trim touchups, caulking, standard lock changes, door and hardware adjustment, HVAC filter replacement, and minor light maintenance, with supervision, tools, and consumables included. It is meant to stop your team chasing six subcontractors for the last five percent of a project.
Do you handle the whole unit turn?
Yes. Maintenance, paint, carpet cleaning, and unit cleaning, sequenced by us so your team makes one call instead of four. See unit turns.
Do you clean high-rise windows?
Yes. We handle all interior glass and ground-level and low-rise exterior glass directly, and coordinate high-rise work through vetted partners we have used for years. Either way it is one call and one invoice.
Do you offer street sweeping?
Yes. We run parking lot and site sweeping for commercial properties across the Front Range. Drive aisles, parking structures, loading areas, and construction sites. It is usually scheduled alongside pressure washing. See exterior and floor care.
Do you perform medical grade cleaning?
Yes. We use HEPA filtration, hospital grade disinfectants, color-coded equipment, disinfectant dwell times, and clean-to-dirty sequencing. Our work has been inspected by an infection preventionist. See healthcare.
Do you provide supplies and consumables?
Most clients supply their own paper, soap, and liners. We can supply and restock them and bill it back if you would rather not manage it, but most accounts prefer to buy their own. Either way, we tell you when stock is running low.
